Monthly Fee
The monthly fee is $280. The Board has announced an increase effective January 1, 2025 to $306 per month.
Lawn Maintenance
Lawn mowing, fertilization, and weed control services are provided by the Association. Lawn watering is done through an underground sprinkler system that is maintained by the Association. The water used for sprinkling is billed to the Association.
The lawns are a Common Element owned and maintained by the Association. Homeowners are not to mow the lawns or apply herbicides or fertilizer.
Landscape Shrub Watering
For the most part, the foundation shrubs planted around our homes are not watered by the irrigation system, which is designed to water the turf areas. In addition, the landscape rock areas have an impermeable layer of plastic under the rock. This plastic prevents weed growth but also restricts most water – whether irrigation, rain, or hose – from reaching the plants’ roots.
Residents are encouraged to help with watering the shrubs. If you’re not able to do the watering and can’t find a neighbor to assist, please contact a Board member and we’ll find a volunteer to help out.
When watering the shrubs around your home, you should apply the water directly to the base of the plant so that it can work its way under the plastic to the roots. Simply applying water to the rocks around the shrub does not “water the plant”.
Established plants (planted two or more years ago) should be watered once per month during the growing season (May-October). Plants on the west or south facing side of a building should be watered once every three weeks. If the weather is hot, windy, or cloudless, and especially if plants are on the south and west facing side of the building, watering should occur every two weeks. If the temperatures are cooler and the days are cloudy, then the watering frequency can be extended a week or so.
Newly planted landscapes (planted within the last two years) should be lightly watered approximately every two weeks.
Evergreens on the west or south facing side of a building should be heavily watered in October and November to minimize winter burning of the plant.
Trash and Recycling
Trash/recycling is provided by the Association, contracted with Aspen Waste Systems. Monday is our regular pick-up day. Containers should be at the end of your driveway by 7 AM.
Waste containers are picked up each Monday, and recycling containers are picked up every other Monday (Nov. 4, Nov. 18, Dec. 2, Dec. 16, etc.)

Street Lights and Mailboxes
Street light electricity is provided and billed to the Association. Mailboxes are provided by the Association. Any damage to the street lights or mailboxes shall be paid by the responsible party.
Snow Removal Procedures
The Association is responsible for snow removal for the private streets and driveways. Owners are responsible for their own walks, front stoops, and patio areas.
General Expectation
The snow removal contractor intends to keep our streets open as much as possible and to have our streets cleared within a few hours after snowfall ceases.
For Normal Snowfall (approximately two to five inches)
Streets will usually be plowed once depending on the rate of accumulation and expected duration of the storm but may be cleared several times before the storm passes. Driveways will be cleared after the snow stops.
Major Storm
Streets may be cleared several times as necessary to keep the streets accessible. Driveways will be cleared when the storm passes.
The Board is responsible for overseeing the snow removal contractor. All communication with the snow removal contractor must go through a board member.
Homeowners’ Insurance
The Association provides a master property insurance policy covering the common areas and the exterior of each townhome. Each homeowner is responsible for the deductible amount for damage claims on the exterior of their townhome. Members are asked to ensure that their own homeowners insurance policy includes “Loss Assessment Coverage” to cover the deductible amount and their own losses.
The Association’s current master insurance policy is serviced by the North Risk Partners. All claims on the master insurance policy must be filed by an Association Board Member.
